THE FOLLOWING POLICIES HAVE BEEN ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY ARE PROCESSED BY OUR PROPERTY MANAGEMENT GROUP AND WILL BE TREATED EQUALLY.

Please read the following policies.  If you feel you meet the guidelines for qualifying, we encourage you to submit an application.  Only one (1) application will be processed at a time and applications will be processed in the order received.

An incomplete application will not be considered

 

APPLICANTS

  • Each person 18+ years of age must complete, sign an application, and be approved by Realty Masters.              Only approved applicants may reside in the property.

  • If a co-signer is necessary, the co-signer must also complete and sign an application.  The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by Owner/Property Manager.

  • The applications will not be processed or considered with missing or false information

  • Applicants must provide proof of identity with photo identification

    PROCESSING FEES

    • $20.00 non-refundable processing fee per applicant-cash or money order only, no personal checks, credit or debit cards. Active duty military and spouse application fees are discounted to $10 each.

    • Property will not be taken off the market without receipt of deposit. Deposit must be paid in-Certified funds only, cashiers check or money order. Cash and personal checks are not accepted for move in funds.

    • Approved applicants must sign lease agreement within 72 hours and starting date no later than two weeks from receipt of deposit

    CREDIT/INCOME CRITERIA

    • Minimum acceptable credit score of 580 is required and credit history must not contain judgments, eviction filing, collections, liens or bankruptcy within the past year

    • Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise or illegal activities, no unpaid NSF checks, and no damage to the unit upon move out

    • Applicants must not have any felonies -a background check will be performed on each applicant.

    • Applicants gross monthly income must be three (3) times the amount of the monthly rent

    • A minimum of one (1) year residential history is required

    • Income will be verified from copies of the prior month’s pay stubs provided with the application

    • Self employed applicants must provide their most recent tax return and three (3) months bank statements

    CONDITION OF MOVE IN

    • Hours for lease signing are Monday through Friday between and , and Saturday by appointment only

    • All utility and garbage accounts, where applicable, must be transferred into the residents name as of the date of possession.

    • Security Deposit and first (1st) full month’s rent and any applicable pet fees are to be paid in cashier’s check or money order before keys are provided, no cash, personal checks, debit or credit cards.

      Any exceptions to our policy will need to be submitted in writing to the agent for presentation to the owner for consideration.  If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rental payments may be required.

      Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.
