We are happy to announce that Realty Masters of FL is now the association management company for the Bayshore Condominium. Marie Aguirre is the onsite Property Manager. Community Information

The Bayshore Condominium is the oldest surviving condominium in Pensacola.  The Bayshore was originally an apartment building built in 1965 by Pensacola Native, Ouida Baggett Regan.  Since Hurricane Ivan hit in 2004, the Bayshore has undergone well over $8 million in renovations.  The 13 story building contains 98 individually owned condominiums and is noteworthy for its personal waterfront view of Pensacola Bay, as well as close access to Bayou Chico, the Pensacola Country Club, Pensacola NAS and downtown Pensacola.  Amenities include 24 hour doorman, outdoor pool, fitness room, community gathering room, library, community garden, and dock leading out into Pensacola Bay.

Association Dues

Bayshore Condominium Association dues are One Bdr. $555.17, Two Bdr. $584.41, Three Bdr. $642.85, Penthouse West $853.23, and Penthouse East $1322.96 monthly.  Due on the 1st of each month.  Interest (18% per anum) will be added after the 10th of the month from date due until paid, in addition to administrative late fee of $25.00 or 5% of the assessment, per Covenants.

Information about fines: Florida Statute allows for fines to be levied if covenant violations are not corrected in a timely way. The maximum fine allowed is $100 per day for each violation, with a maximum of $1000 per violation. Fines will only be used as a last resort. Please address notification of covenant violations promplty and notify Marie Aquirre when corrected.

Special Assessment

A special Assessment will be due for first payment August 1, 2017. The specific special assessment per unit is based on the percentage of unit in our governing documents and on your deed, is in the following table:         

One Bedroom             $   4,750

Two Bedroom             $   5,000

Three Bedroom           $   5,500

Penthouse West          $   7,300

Penthouse East           $ 12,700

 

There are 3 options for paying for paying this special, assessment :

 

OPTION I

PAYMENT OF THE ENTIRE SPECIAL ASSESSMENT BY AUGUST 1, 2017

 One Bedroom            $    4,750.00

Two Bedroom             $    5,000.00

Three Bedroom             $    5,500.00

Penthouse West             $    7,300.00

Penthouse East             $  12,700.00

OPTION II

PAYMENT OVER THREE MONTHS IN THREE INSTALLMENTS: 

PAYMENT INSTALLMENT 1 OF 3: BY AUGUST 1

One Bedroom            $    1,875.00  

Two Bedroom             $    2,000.00  

Three Bedroom          $    2,250.00  

Penthouse West         $    3,150.00  

Penthouse East          $    5,850.00 

PAYMENT INSTALLMENT 2 OF 3:   BY SEPTEMBER 1

One Bedroom                $    1,875.00  

Two Bedroom                $    2,000.00

PAYMENT INSTALLMENT 3 OF 3:  BY OCTOBER 1, 2017

OPTION III

PAYMENT OVER THREE YEARS IN 36 INSTALLMENTS:

1 BEDROOM- $143.43 a month payable for 3 years at 5.5%

2 BEDROOM-$150.98 a month payable for 3 years at 5.5%

3 BEDROOM-$166.08 a month payable for 3 years at 5.5%

PENTHOUSE WEST-$220.00 a month payable for 3 years at 5.5%

PENTHOUSE EAST-$383.00 a month payable for 3 years at 5.5%

 

Board Members and Association Meetings

Meeting dates will be posted on the website, notices mailed out to each owner, or signs posted at the neighborhood entrance or community bulletin board. 

Every association is required to hold an annual meeting. Annual meeting notices are sent out in advance and will contain a proxy and a return envelope. We encourage each and every home owner to participate in your associations meetings. If you are unable to attend the meeting, please be sure to return your proxy in the envelope provided.  Annual meetings require quorums and your proxy will be needed in order to meet a quorum and conduct official meeting business and agenda items. 

New board members are often elected or appointed at the annual meeting. If you are interested in running for a position on your homeowner’s association’s board of directors please contact Marie Aguirre for more information on becoming a board member.

Architectual Review Committee - If you want to make changes to your property please contact the President of the Association with your plans to make the request. How to Report Maintenance Request and Violations

ListItemReport a Maintenance Problem:
To report a maintenance problem or hazardous condition in the subdivision, please email Marie or call the office at (850) 455-9702. If there is an after hours, Real Emergency, please call our emergency cell phone at (850) 512-6019.

ListItemReport a Violation:
If you have noticed a home owner or tenant consistently violating the covenants in your neighborhood or complex, please feel free to report the issue.
