Information about Viewing Properties 

Here are some commonly asked questions in regards to viewing properties! 

How do I view a property?
Each property has different viewing instructions. In order to get the best information, please call our office for showing instructions. As some properties are occupied and some are vacant, it's important to get the information from our office as showing instructions change often.

When can I view properties? 
For safety, we only allow viewings during business hours! Our business hours are: Monday- Friday 8 am to 5pm and Saturday from 8 am to 2pm. You must be out and locked up by 4:45 pm during the week and 1:45 pm on Saturdays. Any viewings of occupied homes outside of these hours must be approved and facilitated by a licensed real estate agent. 

Did you request a viewing of an occupied property?
One of our agents will be in contact with you soon. If you've not heard from our office within 2 business days, please reach back out to check on the status of your appointment by texting us or giving us a call at (850) 473-3983.  We do ask that you drive by the home first before attending an occupied showing set up specifically for you.

Unable to keep your appointment? 
If we confirm an appointment for an occupied property and you are unable to make the viewing, notify our office as soon as possible. Often times, the current residents like to be present and take time off work to facilitate your viewing. Cancelled appointments become frustrating to the residents and to our team and prevent others from being able to view the property. 

If you find another property to call home, we will be happy for you! Do not hesitate to let us know that you found another place and do not need a viewing after all.

Is the property I am viewing rent ready?
A lot of properties are undergoing repairs and cleaning since the previous resident just vacated. Please keep in mind that these repairs may be in progress and the home may not be shown in "Rent Ready" condition! If you have questions about condition or necessary repairs, please vocalize these so we can get you in contact with the property manager for details. 

Questions about Pets & Pet Policies 

Each property owner has different pet preferences, which are stated in the advertisement. While most of our owners are pet friendly, however, pets are accepted on case by case basis with the property owner's approval and a $250 non-refundable pet fee per pet.

Unapproved Dog List- Please review the list of unapproved dogs before going forward with an application or property viewing.

Assistance Animal Policy- Assistance animals are welcome with proper documentation from a third party at the time of application.

  • All applicants must meet the following criteria to receive an automatic approval.
  • Minimum credit score 600
  • Minimum 1 year satisfactory residential history
  • Applicants combined income must be 3x the monthly rent

How to Apply
You can apply in our office, online via our website, or by printing a PDF application. We process completed applications on a first come first serve basis to be fair.

Application Status

Application status is very important to understanding the leasing process. Complete applications include an application fee and all required documentation including signatures, proof of income, photo ID's, and pet photos. Completed applications can take 2-3 business days to process. Applications are approved by the owner and applicants must be ready for lease signing and security deposit payment and/or move in fees. 

CAN I APPLY IF THERE IS ALREADY AN APPLICATION?
You can apply for a property if there is an existing application in place but your application will be considered a back up application until the first applicant is done with processing. If your application is not processed, you will receive a full refund of you application fees but application fees are non-refundable otherwise. 

Applications can be transferred to different properties without a new application fee.
