  FOOD TRUCK FUN:   3D Eats is a locally owned restaurant with two food trucks as well. They have a Facebook page and are famous for their Slushy Teas! The restaurant is located at 6890 Pensacola Blvd in Pensacola, FL. The food truck will be in the community on February 26th from 5 p.m. to 7:30 p.m. So stop by and grab some of their delicious food. Here's the menu so you can preview the food items. 

         The upcoming Architectural Review Committee Meeting is scheduled below:

March 10 at 9:00 a.m. at 120 E. Main St. (Deadline for submission is March 3, 2020, at 4:00 pm CST) 

All fully completed submissions must be received five full business days before the next scheduled ARC meeting. This excludes weekends and holidays. Any ARC submissions received after that date will be reviewed at the following meeting. No determinations will be made outside of a scheduled ARC meeting.

Please give yourself ample time to submit your ARC request for review prior to any work commencing. Make sure you enclose all of the information on the checklist, provided in one continuous PDF attachment (ARC form listed first) if sent by email. Any missing or incomplete information may result in an automatic denial. Please make sure you receive a response after submitting your request. If you do not receive an emailed acknowledgment of receipt, please call us.

If you have questions about your statement or account balance, please contact our office. 
 

HOA dues: Late fees will not be assessed until February 15th, 2020. 

Information about fines: Florida Statute allows for fines to be levied if covenant violations are not corrected in a timely way. The maximum fine allowed is $100 per day for each violation, with a maximum of $1000 per violation. Fines will only be used as a last resort. Please address notification of covenant violations promplty and notify Renee Wind when corrected.

Board Members and Association Meetings

Meeting dates will be posted on the website, notices mailed out to each owner, or signs posted at the neighborhood entrance or community bulletin board.

Every association is required to hold an annual meeting. Annual meeting notices are sent out in advance and will contain a proxy and a return envelope. We encourage each and every homeowner to participate in your association's meetings.  If you are unable to attend the meeting, please be sure to return your proxy in the envelope provided. Annual meetings require quorums and your proxy will be needed in order to meet a quorum and conduct official meeting business and agenda items.

New board members are often elected or appointed at the annual meeting. If you are interested in running for a position on your homeowners association’s board of directors please contact your property manager for more information on becoming a board member.

The Architectural Review Committee will need to review any new items or upgrades to your property.  No work can be started without approval from the Architectural Review Committee and must meet appropriate state, county or city requirements. Any approval by the Architectural Review Committee does not waive or alter any state, city or county requirements nor is approval intended to be any kind of substitute.  You may return the form to your association manager by faxing it to 850-473-3975 or by email. Please keep in mind that the Architectural Review Committee is who makes the final decision to approve or deny the request. The  Community Association Manager will only relay the information and is not responsible for the outcome.

How to report Maintenance Request and Violations

Use our quick links to report general maintenance issues within the subdivision including power outagesand violations. For street lights out please contact EREC at 850-675-4521. You will need the street name, pole number, and reference the account number 007.

For more extensive HOA information please see our Homeowners Association Resources page. To report a hazardous condition in the subdivision, where appropriate call 911 first, then call the office at 850-473-3983. If it is outside of office hours and is a REAL EMERGENCY, please call our Emergency Cell Phone at (850) 512-6019.
