The upcoming Annual meeting will be on January 7, 2020 at 6:00 p.m. It will be held at 5966 Arch Ave., Pensacola, FL 32526.

This gated community is located near the intersection of 9 Mile Rd. and Mobile Hwy. The community is located within a 15-20 minute drive to the Univeristy of West Florida and back gate of Naval Air Station Pensacola. This newer subdivision offers spacious brick homes with over 2,000 square feet. During 2018, several homes sold in the Keystone Subdivision with a median sales price of $275,000. The neighborhood and Board of Directors take a lot of pride in keeping the subdivision and homes in the subdivision well maintained, while providing peaceful living for all occupants.

Keystone Association Dues are $675 annually. Due on January 1, each year. Interest (18% per anum) will be added after 30 days late, in addition to late fee of 5% of the assessment, per Covenants.
These fees cover several important items in the community including common grounds, gate maintenance, and professional association management. The association membership is mandatory for each home owner, not voluntary, and ensures the proper upkeep of the association and grounds.

Information about fines: Florida Statute allows for fines to be levied if covenant violations are not corrected in a timely way. The maximum fine allowed is $100 per day for each violation, with a maximum of $1000 per violation. Fines will only be used as a last resort. Please address notification of covenant violations promplty and notify Jay Schwartz when corrected.
Board Members and Association Meetings
Meeting dates will be posted on the website, notices mailed out to each owner, or signs posted at the neighborhood entrance or community bulletin board.
Every Association is required to hold an annual meeting. Annual meeting notices are sent out in advance and will contain a proxy and a return envelope. We encourage each and every home owner to participate in you associations meetings. If you are unable to attend the meeting, please be sure to return your proxy in the envelope provided. Annual meetings require quorums and your proxy will be needed in order to meet a quorum and conduct official meeting business and agenda items.
New board members are often elected or appointed at the annual meeting. If you are interested in running for a position on your homeowner's association's board of directors please contact your property manager for more information on becoming board member.

Architectual Review Committee
If you would like to make changes to your property, please complete the required Architectural Review Form. The Architectural Review Committee will need to review any new items or upgrades to your property. No work can be started without approval from the Architectural Review Committee and must meet appropriate state, county or city requirements. Any approval by the Architectural Review Committee does not waive or alter any state, city or county requirements nor is approval intended to be any kind of substitute. You may return the form to your association manager by faxing it to 850-473-3975 or by email. Please keep in mind that the Architectural Review Committee is who makes the final decision to approve or deny the request. The Community Association Manager will only relay the information and is not responsible for the outcome.
