The Annual meeting will be on October 27, 2019 at 2:00 pm. It will be held at the park in Victoria Station.
If raining, the meeting will be held at the Realty Masters office located at 4400 Bayou Blvd. Ste 58-B.
If held in the park, please bring your own chair to the meeting. All homeowners are encouraged to attend and are
welcome to bring a beverage of choice!
A supplemental billing of $50 will be charged on June 1, 2019, and will be considered late if not received by June 30, 2019.
If late, a charge of 1.5% retroactive to the due date of June 1st will be charged. This billing is to help pay for the management fees.
The Victoria Station Subdivision is located off Spanish Trail in Pensacola. Conveniently located close to malls, schools, and shopping centers. This is a small, family-friendly community of 41 homes and even includes a park. The neighborhood and Board of Directors take a lot of pride in keeping the subdivision and homes in the subdivision well maintained, while providing peaceful living for all occupants.

Victoria Station Association Dues are $300 annually. Interest (18% per anum) will be added after 30 days late.

If you have questions about your statement or account balance, please contact Jay Schwartz by email or by calling (850) 473-3983.
Information about fines: Florida Statute allows for fines to be levied if covenant violations are not corrected in a timely way. The maximum fine allowed is $100 per day for each violation, with a maximum of $1000 per violation. Fines will only be used as a last resort. Please address notification of covenant violations promptly and notify Jay Schwartz when corrected.
Board Members and Association Meetings
Meeting dates will be posted on the website, notices mailed out to each owner, or signs posted at the neighborhood entrance or community bulletin board.
Every association is required to hold an annual meeting. Annual meeting notices are sent out in advance and will contain a proxy and a return envelope. We encourage each and every homeowner to participate in your association's meetings. If you are unable to attend the meeting, please be sure to return your proxy in the envelope provided. Annual meetings require quorums and your proxy will be needed in order to meet a quorum and conduct official meeting business and agenda items.
New board members are often elected or appointed at the annual meeting. If you are interested in running for a position on your homeowners association’s board of directors please contact your property manager for more information on becoming a board member.

Architectual Review Committee
If you would like to make changes to your property, please complete the required Architectural Review Form. The Architectural Review Committee will need to review any new items or upgrades to your property. No work can be started without approval from the Architectural Review Committee and must meet appropriate state, county or city requirements. Any approval by the Architectural Review Committee does not waive or alter any state, city or county requirements nor is approval intended to be any kind of substitute. You may return the form to your association manager by faxing it to 850-473-3975 or by email. Please keep in mind that the Architectural Review Committee is who makes the final decision to approve or deny the request. The Community Association Manager will only relay the information and is not responsible for the outcome
