HVAC Industry Update and Maintenance Tips

We ran into Dustin, owner of Economy Appliance Heat and Air here in Pensacola, at a NARPM luncheon recently. He gave us an update on the HVAC industry, along with some tips for effective heating and air use every renter and homeowner should be aware of. 

HVAC Maintenance Tips

Install a Float Switch

Every central heating and air conditioning unit in Florida should be equipped with a float switch, which typically costs about $200 to install. This device prevents overflow and potential water damage. When the drain line becomes clogged, it can cause water to back up into the house, potentially damaging the flooring around the unit. This is particularly harmful to wood flooring. A float switch can avert this expensive repair by shutting down the unit until maintenance is performed.

Flush Your A/C Line

Mix a cup of vinegar with a gallon of hot water to flush your air conditioning line monthly. This helps to clear out any buildup and maintain efficient operation.  He advises against using bleach to flush your a/c line. While bleach can disinfect, it may also cause rust in your HVAC system. Opt for other cleaning solutions to avoid potential damage.

If you have a drain line back up, compressed air or a shopvac can effectively clear your drain lines. They are simple and efficient ways to clear a clog. He also advised against using a/c line tablets marketed to clear your drain line. HVAC tablets are not recommended as they need to be placed directly in the drain pan, which can be inconvenient and less effective, especially if they are not utilized properly. If they are not inserted into the proper area, you can cause a clog or back up in your system.

Cleaning the Coil

Did you know that to thoroughly clean the coil, you have to remove the refrigerant and braze, similar to weld, the refrigerant lines? This ensures all components are properly maintained and operating efficiently. Because of the work involved in brazing the metal casing of the coil, a coil cleaning is expensive. You can prevent the need for a coil cleaning by changing your air filter monthly.

What’s New in the HVAC Industry?

UV Lights and Air Purifiers

An increasing trend in the HVAC industry since COVID is the installation of UV lights and air purifiers installed in the duct system. Installing UV lights or devices like the Reme Halo, which generates hydrogen peroxide, can help purify the air and reduce contaminants.

Changes in SEER Rating

Understanding SEER ratings can be challenging for those outside the HVAC industry. SEER stands for Seasonal Energy Efficiency Ratio. On January 1, 2023, SEER requirements changed, leading to a price increase for homeowners purchasing new heating and air conditioning units. The new SEER2 units are 10% more efficient than the older systems. Upgrading to a SEER2 unit can save you money on energy bills and reduce our overall environmental footprint.

Refrigerant Updates

Refrigerant, commonly referred to as Freon, a brand name for refrigerant, is used in HVAC systems. The HVAC industry has experienced several significant changes in refrigerants due to regulatory requirements from government agencies. The HVAC industry has undergone several significant changes in refrigerants due to regulatory requirements from government agencies. These changes will persist as the government seeks to reduce the environmental impact caused by Freon. Starting in 2025, R10A refrigerant will be banned in new HVAC systems. New systems will use A2L refrigerant, specifically R454B and R32, which are not compatible with the old refrigerants and will come with an anticipated 6-10% increase in pricing. 

Federal Tax Credits & Local Rebates

Often times, certain municipalities provide tax incentives and rebates for homeowners who purchase and install a new central heating and air conditioning system. The 25c federal tax credit offers 30% of the project total, up to $2,000, for systems with at least 15.2 SEER2 rating installed in either an owner occupied or investment property.

Currently, we have local rebate offers from both FPL for central electric units and Pensacola Energy for gas systems. These promotions vary so be sure to check for up-to-date promotions!

  • Florida Power & Light (FPL) provides an instant rebate of $150 for 15.2 SEER2 systems, applied as a discount to the company who installs the system.
  • Pensacola Energy offers a mail-in rebate of $400 for qualifying upgrades.

You may not know that FPL offers financing on new central heat and air systems with a credit check. Even more notable, FPL financing is available for both owner-occupied and investment or rental properties. The current promotion includes 0% down financing at a fixed 9.9% interest rate, with loan durations ranging from 3 to 10 years. Of course, these terms can vary so it’s important to check. 

By following these tips and staying informed about the latest regulations and financial incentives, you can ensure your HVAC system operates efficiently and remains up-to-date with industry standards.
