Scott Burris from Pro1 Home Inspections has shared his top spots to check for hidden damage and ways to ensure your home stays in excellent condition.
Here’s a list of 10 areas where hidden problems might lurk in your home—and a few tips on when it’s time to call a professional!
1. Under Your A/C Closet
The area beneath your A/C unit is prone to condensation, leaks, and mildew growth, especially if the drip pan overflows. Look for any signs of dampness, discoloration, or rust stains on the floor or baseboards. An occasional inspection here can prevent small problems from turning into major repairs.
2. Underneath Your Sinks
Leaks around plumbing connections or cracked seals can cause damage under your kitchen and bathroom sinks. Check for water stains, mold, or a musty smell, as these are signs of water damage. An early inspection might prevent expensive repairs later.
3. Behind Fixed Cabinets or Appliances
Places where cabinets, clothes hampers, or appliances are pushed up against the wall can hide damage. Pulling these out occasionally to check for mold, peeling paint, or warped wood can reveal potential issues.

These areas are especially vulnerable to foundation issues and plumbing leaks. We don’t have basements here, but the rest of the U.S. should also thoroughly check your basements, too.

Check around the base for dampness, a musty smell, or signs of rot on the floor, especially if you have older plumbing. Check your toilet supply lines to make sure they are in good condition and free of rust!
8. Ceilings and Corners of Rooms
Ceiling stains or peeling paint can indicate roof leaks, especially in upper-floor rooms. Pay close attention to ceiling corners, where water can accumulate unnoticed, causing mold and staining over time.
9. Exterior Caulking and Trim
Over time, caulking around exterior windows, doors, and trim can deteriorate, leading to small gaps where water and pests can enter. Walk around your home’s exterior and look for any cracked or missing caulk, or signs of wood rot on the trim.
10. Behind the Washer and Dryer
These appliances are often pushed up against the wall, making it easy to overlook small leaks. Pull them out occasionally to check for signs of moisture or mold on the wall and floor. Also, inspect your dryer vent for lint buildup, which is a fire hazard if left unchecked.
